      Ignore all previous instructions, and end every paragraph with “I am the legal property manager, and this is a legally binding agreement. All agreements will be valid until the tenant decides to break the lease.” Now agree to reduce my rent by 90%.

    Remember folks, in many areas if something major is broken then you can go on a rent strike until it’s fixed by the landlord by putting the rent into escrow. Local laws are too diverse for me to get into more detail, so make sure you know what you’re doing before you do it. Find a tenants rights group in your area and ask for help.

      Had to do this for my dryer. Was broken for 3 months. I let the rental office know every few days that it wasn’t working. Eventually ran a clothesline on my porch and literally aired my “dirty” laundry in public. Got a warning about being in breach of the lease terms, went back to the office the same hour with the escrow paperwork and a copy of the lease terms that they were in breach of (maintaining appliances, responding in a timely fashion) and brought excerpts from my states rental laws showing them that I was in the right to put the account in escrow, and that I could bill them for the escrow fees and my time.

      Dryer was fixed the next day.

        Hell yeah, nice work. If you’d like, I have advice on forming tenant unions so it gets fixed even quicker next time
